Construction services are executed by our partner General Contractor under a direct agreement with the Client. All budgets of Renovations are approximate ranges in CAD per sq. ft. of renovated area, for projects in Toronto and GTA. Excluding 13% HST, furniture, appliances and professional design fees.

  • Basic ($100–$200 / sq. ft.): Cosmetic or partial renovation without touching structural walls. New flooring, paint, lighting and partial updates to kitchen and/or bathrooms.
  • Standard ($200–$300 / sq. ft.): Full-home renovation. New kitchen and bathrooms, minor interior reconfigurations, updates to electrical, plumbing and HVAC where required.
  • Premium / Full Gut ($300–$400+ / sq. ft.): Full gut to studs with high-end finishes. Reworked layout, upgraded building envelope, premium materials, built-in millwork and layered lighting design.
  • Cosmetic Refresh ($80–$120 / sq. ft.): New flooring, paint, updated lighting. Cosmetic upgrades only, no wall moves and no full kitchen/bathroom replacement.
  • Functional Upgrade ($120–$200 / sq. ft.): New kitchen and/or bathrooms, new doors, some built-in storage, updated finishes and lighting within the existing layout.
  • Layout / Luxury ($200+ / sq. ft.): Higher-end finishes, improved sound control, custom millwork, more intensive coordination with condo management and any permitted layout tweaks (non-structural).

Finished Basement ($70–$120 / sq. ft.): Framing, drywall, flooring, lighting, bathroom, upgraded finishes and built-in storage. Scope can range from a family recreation area to a near-suite level finish.

  • Indicative budget per sq. ft of finished interior floor area.
  • Mid-range ($20–$30 / sq. ft.): Quality furniture, decorative panels, mirrors, area rugs, decorative lighting and basic styling in a calm, minimalist aesthetic.
  • Premium Brands & Custom ($30–$60+ / sq. ft.): High-end and European brands, extensive custom millwork, statement lighting, art and accessories for a fully curated interior.
